Broadstone REIT Acquires Napa County Hess Wine Facility For $27.8 Million

Broadstone Real Estate, LLC today announced that Broadstone Net Lease, Inc. (BNL)recently completed the acquisition of The Hess Wine production, warehouse and distribution facility located in Napa County. The facility is temperature controlled and features a wastewater treatment plant. The property is net leased to The Hess Collection Winery for an initial 20 year term. The Hess Collection Winery is a leading California winery that produces more than 25 wines under the Hess label and other brands.
Broadstone REIT Acquires Eighteen Net-Leased Properties for $61mm

BNL acquired a portfolio of nine Taco Bell sites located across Georgia and Florida. The properties were acquired in a sale and lease back transaction with one of the largest Taco Bell franchisees in the nation. Average lease terms for the portfolio exceed 15 years.

BNL acquired a medical property located in Denton, Texas via a sale and lease back transaction. The site is leased to Caring for Women P.A., a leading ob/gyn practice in the Dallas, Texas area. The 13,000 SF building is leased for an initial term of 15 years.

BNL acquired an industrial facility located in Eureka, Missouri via a sale and lease back transaction. The property is leased to the RotoMetrics Corporation for an initial lease term of 17.5 years. RotoMetrics is a leader in the rotary and flexible cutting dies industry. The 253,000 SF facility is RotoMetrics' world headquarters.

BNL acquired seven properties through an UPREIT transaction, whereby the sellers received operating partnership units in Broadstone Net Lease, LLC through a non-taxable contribution of their equity. The units can be exchanged in the future for shares in BNL, Inc. on a one-for-one basis. The first property is a 308,000 SF distribution facility located in Durham, North Carolina that is leased to Implus Footcare, LLC. Implus is an innovative leader in the footwear accessory market place.

Three properties leased to the Lufkin Corporation were also acquired in the transaction. The three sites are located in Houston & Kilgore, Texas and total more than 348,000 SF of industrial space with a remaining lease term of 12.5 years. Lufkin serves the energy industry through the delivery of engineered lift and mechanical power transmission applications.

Three Taco Bell properties leased to the BBG North Corporation were acquired in the transaction. The properties are located in Western Tennessee and have a remaining lease term of 19 years.
Broadstone REIT Acquires Five Net-Leased Properties for $19.6mm

Broadstone Real Estate, LLC today announced that Broadstone Net Lease, Inc. (BNL) recently completed the acquisition of five absolute net-leased medical office sites, a single restaurant site, and a state of the art Class A mixed industrial office for a combined purchase price of $19.6MM.

On December 29, 2011, BNL acquired five medical office buildings in a sale and lease back transaction with My Dentist Holdings, LLC. My Dentist is a leading dental practice company with sites across Oklahoma, Texas and Missouri. The properties are located throughout the state of Oklahoma. All of the sites are master leased on an absolute net basis for 15 years.

On the last business day of 2011 BNL acquired a Taco Bell site located in Jackson, Tennessee. The acquisition was completed via a sale and lease back transaction and the term of the initial lease runs for 19 years.

On January 10, 2012 BNL acquired the Storr Office Environments industrial building located in Raleigh, North Carolina. The building has approximately 23,000 square feet of office space and 112,000 square feet of warehouse space. The acquisition was completed via a sale and lease back transaction and the term of the initial lease runs for 12 years.
Broadstone REIT Acquires Six Net-Leased Properties for $16.8mm

Broadstone Real Estate, LLC today announced that Broadstone Net Lease, Inc. (BNL) recently completed the acquisition of six absolute net-leased properties for a combined purchase price of $16.8MM.
On September 8, 2011, BNL acquired five industrial properties in a sale-lease back transaction with Filtration Group, Inc and Cablecraft Motion Controls. The properties are located in South Carolina (2), Washington, Indiana and Missouri. All of the sites are leased on an absolute net basis for 17 years.
BNL acquired a Taco Bell site located in Ripley, TN on September 7, 2011. The acquisition was completed via a sale-lease back transaction and the term of the initial lease runs for 20 years. The REIT also sold one of its smaller restaurant assets in August 2011.
Broadstone REIT Acquires Two Houston Net-Leased Properties

Broadstone Net Lease, Inc. (BNL) has acquired two absolute net-leased properties for a combined purchase price of $9.5MM. On June 24, 2011, BNL acquired two medical office properties in Houston, TX via sale-leaseback transaction. The two properties comprise approximately 30,500 square feet of space and are both leased to FM 1960 Family Practice for the next 12 years. General practitioners, eye physicians, respiratory specialists, oncologists and other medical groups utilize the space.
On May 27, 2011, BNL acquired a 26,000 square foot laboratory facility located in Knoxville, TN. The property is leased for 16 years to TestAmerica, Inc. TestAmerica is a leading environmental testing company; the site serves as a testing laboratory for air, water, soil and other samples for TestAmerica.
Broadstone REIT Acquires Four Net-Leased Restaurant Properties for $10.2MM

Broadstone Real Estate‚ LLC today announced that Broadstone Net Lease‚ Inc. (BNL) recently completed the acquisition of four absolute net-leased casual dining restaurant sites for a combined purchase price of $10.2MM.
BNL acquired four Applebee’s restaurants. Three of the properties are located in the greater Minneapolis‚ MN area (Inver Grove Heights‚ Maple Grove and St. Paul). The fourth site is located in Mankato‚ MN. The four sites are leased for 17 years and operated by Apple American Group‚ LLC. Apple American Group is the largest Applebee’s franchisee in the country operating more than 270 Applebee’s Neighborhood Bar and Grills in 11 states.

The four sites comprise more than 50‚000 SF and are leased to Tower Radiology Centers for 15 years. Tower is the leading outpatient imaging provider in the Tampa Bay area with 11 locations and more than 30 radiologists.

Broadstone Real Estate‚ LLC (BRE) today announced that Broadstone Net Lease‚‚ Inc. (BNL) recently completed the acquisition of three triple net-leased properties for a combined purchase price of $36.1MM.
BNL acquired the Unity at Ridgeway medical office property located in Rochester‚ NY. Unity at Ridgway is a Class A medical office property that is master leased to Unity Health System (UHS) for 20 years. The four story‚ 120‚000 SF building is subleased to a variety of tenants (most UHS affiliates) specializing in cardiology‚ OB/GYN‚ neurology‚ rehabilitation‚ diabetes treatment‚ medical imaging and others.
BNL also completed the acquisition of a 20‚473 SF Guardian Urgent Care Center located in Westminster‚ CO with an initial lease term of 15 years.
On December 30‚ BNL acquired a distribution center located in St. Louis‚ MO. The 81‚000 SF property is leased to Jeffco Trucking for an initial term of 20 years. All together in 2010‚ BNL acquired 21 net-leased properties for a combined purchase price of $83.1MM.
